Warner Village I & II — January 2004
President's Message
By Nate Epstein

January 8th's meeting should be a lively one. Preparations for February elections of new Board of Directors to commence. Volunteers for the Board and Committees will be accepted.

As in any complex of our type, we residents have differing views, opinions, wants, and expectations. Some are willing to accept change and progress, and added value costs. Others resist any kind of change, any costs, and any progress. You can make yourself heard. You can and should come to the monthly meetings. You can and should become active in the management of this complex, YOUR HOME, YOUR families' investment, and the reflection of the life style you have chosen. You owe it to yourself and your families to express your expectations. Get involved, get your neighbors involved. It is a good feeling! See you Thursday night, Jan 8th @ 7:30 p.m.

**UPDATES*

#1 Earthquake Lawsuit:

The suit for the recovery of funds from Kenco Construction for the non- performance of earthquake repairs is moving forward. It is expected that shortly some of us will receive requests from inspectors to inspect and assess some of the problems within your units caused by the shoddy or absence of repairs made externally during the reconstruction period. These inspections are necessary and will help determine the final outcome of our suit. Our attorneys, their agents or members of the Board of Directors will accompany these inspectors during inspections.

#2 - David Bird Legal Issue:

The board is progressing in its attempts to recover a sizeable refund from David Bird, our former pool, stream and pond Vendor for services and maintenance NOT PERFORMED but paid for and for improper application of the Bull-Hyding of the ponds and streams that is now peeling and will have to be replaced at a potential cost of up to $100,000.00!!!

FOR YOUR INFORMATION

Time Warner Contract:

The Board is still negotiating a new and/or amended Cable TV contract with Time Warner and evaluating the costs/benefits of each alternative.

Tree Trimming:

The Board is in the process of obtaining quotes/bids.

Phase II Mailroom:

Phase II Mailroom is now completed and performing well.
