Earthquake Gas Shut-Off Valves
(As provided by the Warner Village I & II HOA)

Earthquake gas shut-off valves have been installed on all buildings in the complex including the recreation room and the gas meters for the pool areas with no increase in dues or assessment. This greatly reduces the risk of gas induced fires and explosions should a 5.2+ EQ on the Richter scale occur.

The valves are not infallible and can shut-off for reasons other than an Earthquake, such as a blow from a baseball bat or from landscape equipment.

Should a premature shut-off occur, all of your gas appliances will become inoperable. It then becomes necessary to reset the valve to allow gas flow. All open flame (non-electrical start) pilots must be relit. If you call the Gas Company to reset the valve, they will charge you $50.00. There is no charge for re-lighting your pilots.

In order to avoid the $50.00 Gas co. service charge for resetting the EQ gas valve, please use the following procedure:

  1. If all of your gas appliances become inoperable or if all of your gas pilot lights are out, this indicates it might be due to the EQ valve shutting off. Immediately call any Board member or our management company, Dahl-Davis - and report the problem. They will check the EQ gas shut-off valve and reset it - allowing gas to flow.

  2. After contacting any of the above, call the Gas Company to re-light your open flame pilots. It is important this be done the same day the EQ valves are reset.

  3. If not all gas appliances or open flame pilots are out or not working in you unit, this would indicated a different problem not related to the EQ gas shut-off valves. Call the Gas Company or an appliance service man to check the condition.

Please note that if a homeowner elects to hire the GasCompany to reset or check the EQ gas valve, the individual homeowner will be responsible for any charges resulting.
